Corporate Director of Engineering (Facilities)- Corporate Support Office, Oak Tree Inns/Penny’s Diners

We are currently in search of a positive, talented, driven and experienced hospitality professional to serve as Corporate Director of Engineering for Lodging Enterprises—our portfolio of niche service properties, operated under the Oak Tree Inns/Penny’s Diner brands.

The Corporate Director of Engineering is charged with developing, directing and implementing the resources, tasks, requirements, systems, standards and processes related to the upkeep and maintenance of all ONE Hospitality Group hotels.

The Corporate Director of Engineering will provide leadership, guidance and expertise to Chief Engineers and property-level maintenance staff, ensuring that the physical plant is optimized for each property and that quality and service levels are maintained as established by Company and brand standards. Further, they will ensure that all hotels are in compliance with state statutes, local codes and ordinances and federal laws related to fire/life safety, construction and development and facilities maintenance.

The Corporate Director of Engineering will devise and direct projects in support of preventive maintenance, energy management and equipment maintenance programs, and will help to maintain each hotel’s HVAC, plumbing and electrical systems. The primary responsibility of the Chief Maintenance Engineer is to ensure that all properties are visually appealing to guests and in good overall working condition.

Reporting to the Senior Vice President/Managing Director for Oak Tree Inns/Penny’s Diners, and with dual reporting to the Senior Vice President of Design & Construction, the Corporate Director of Engineering will serve as a linchpin for communications with corporate operations representatives in the field, key vendors and our Corporate Support office in Wichita. They will establish priorities and will lead and support key operational projects such as capital budget development and execution of physical plant improvements.

• Provides direction, training, mentoring and leadership to Chief Engineers and property-level maintenance staff.
• Analyzes operational/maintenance efficiency and facilities needs for Oak Tree Inns and Penny’s Diners.
• Develops, builds support for and implements initiatives that align with the Company’s strategies and lead to positive business results.
• Partners with selected contractors to support property improvement plans (PIPs) and other hotel construction or maintenance projects.
• Supports project outcomes by offering up creative solutions when appropriate.
• Ensures that assigned projects are delivered safely, on time, within budget and in alignment with the quality expectations of all constituents.

• Conducts on-going review of maintenance expenses and participates in the development, analysis and implementation of maintenance-related budgets, plans and forecasts.
• Focuses on creating efficiencies by negotiating company-wide contracts for purchasing supplies, equipment and services (ie: elevator maintenance, etc.).
• Travels frequently to assigned locations to check on project progress and quality, to maintain visibility and fuel communications with contractors and vendors, and to foster effective relations with managers.
• Supports the bidding and qualifying processes for contractors for maintenance-related projects; Evaluates fees and detailed general conditions.
• Ensures that contracted workers follow building rules and regulations and that no subcontractors or suppliers are allowed on site without proper and current certificates of insurance.
• Reviews, tracks, logs, submits and approves invoices, purchase orders, submittals, estimates, change orders, pay applications and other financial commitments, exposures and obligations.
• Conducts internal hotel maintenance audits and inspections to ensure quality and adherence to brand standards, ONE Ways & Practices, and compliance with legal and regulatory compliance requirements.
• Analyzes and mitigates risk by proactively monitoring internal and external maintenance-related threats to the business.
• Ensures acquisition of competitive talent and retention of a high-performing, diverse maintenance workforce by partnering in People Support initiatives.
• Actively participates in the selection, on-boarding and training and development of maintenance staff to ensure consistency, continuous improvement and positive team morale.
• Facilitates cross-hotel communication to synergize operations, share best practices and leverage organizational resources.
• Performs other tasks and duties as necessary for the successful completion of all projects.
• Must be able to move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance.
• Must be able to reach overhead and below the knees, including bending, twisting, pulling, and stooping.
• Must be able to stand, sit, or walk for an extended period of time.

• Bachelors’ degree and/or appropriate combination of education and experience to support on-the-job effectiveness.
• Minimum of 10 years’ previous senior director level Engineering/Maintenance/Facilities experience, with multi-property responsibility.
• Hospitality industry background to include experience with major brands (Marriott, Choice, Hilton, Starwood, etc).
• Heavy project management experience and knowledge of construction processes to include design phase, construction scheduling, estimating, engineering and budgeting principles.
• HVAC certification and/or other facilities-related specializations.
• Thorough knowledge of all aspects of hotel maintenance, to include energy management, plumbing, carpentry, electrical, painting, machine repair and boilers.
• Experience in bidding and negotiation of contracts, contractor selection, procurement and oversight of cost, schedule and quality.
• Knowledge of construction Proficiency with database and spreadsheet packages to include Microsoft Project, Word, Excel, PowerPoint, Project and Adobe Photo and InDesign, with working knowledge of Primavera, Timberline, AutoCAD and similar systems.
• Keen ability to analyze plans and specs and evaluate change orders to determine and challenge cost and schedule impacts.
• Ability to read and interpret construction and engineering documents, with fluency in the construction and coordination of structural, MEP, FP, LS, elevators and building envelope.
• Knowledge of the permitting and approval processes and local codes and regulations.
• Skill in handling the complexity and stresses of multiple, concurrent and conflicting projects, priorities and issues.
• Knowledge of OSHA requirements, including site safety.
• Strong ability to collaborate effectively with all levels of onsite workers and corporate senior management.
• Flexibility and mobility to maintain a work schedule that may vary (evenings, weekends, holidays, etc) and frequent travel to business units (approximately 75% field, 25% office).
